Description:                    “A Slice of Heaven in the Wilderness”

Mountain Shadow is located between two gorgeous wilderness parks, in the coastal range of Northern Western
British Columbia, Canada.  The largest privately owned deeded property in the area, at 235 acres and, surrounded
by open space Crown Land.  Nestled in a valley of aspens, conifers and crystal clear lakes.  Mountain Shadow is at
the north end of Kluachon Lake and the only private property that adjoins the lake.  Secluded and private, yet on a
major route, Highway 37 (Stewart/Cassiar), connecting lower BC with the Yukon and Alaska.  This area of BC is
world renown for its excellent rainbow trout fishing and “world class” trophy hunting for moose, bear, stone sheep,
mountain goats and caribou.

A crystal clear stream wanders through the property; the air breaths sweet and clean; the sunrises are crisp and
refreshing; the sunsets will inspire you.  The property features a beautiful custom built log home with southern
exposure and large windows that take in the amazing view of the mountains, lake and forest that are framed against
the clear blue sky.

Mountain Shadow is an aircraft owners dream.  The property features a sheltered bay at the end of Kluachon Lake
with float plane access to the 2 mile long lake.  Countless opportunities to fish the hundreds of lakes within a short
plane trip….some with fish in the 20lb range.  Fly 20 minutes and see the Grand Canyon of the Stikine River with
some of the most incredible mountain goats perched on the heights.  Another 20 minutes takes you to Mount Edziza
Wilderness Park with its dormant volcano, amazing cones and lava fields.  To the southeast is the Spatsizi
Wilderness park that encompasses one of the most exquisite wilderness areas in the world.  Well documented in
books and film, Spatsizi with its “Red Mountain Goats”, grizzly bear, wolves, moose, lynx, fox and an incredible
variety wildlife matched by the breathtaking mountains soaring skyward.

Across Highway 37 from Mountain Shadow is a 4000’ smooth dirt runway that is suitable for aircraft that can operate
on packed non-hard surfaced landing strip.  One hour north, in Dease Lake, there is a commercially serviced airport
with a hard surfaced runway and instrument approach.  A helicopter charter service is located on the field and there
is plenty of room for a hangar for any size aircraft.

Mountain Shadow is truly “off the grid” and yet the property is serviced by electricity from a local area BC Hydro
plant and is more than adequate for any future development.  Electric power is continual and reliable.  The property
features 3 septic systems that are trouble free and are able to be expanded for future development. The telephone
landline is a buried cable that is capable of handling a number of phones or possible future DSL internet.  The
property is presently serviced by satellite internet. LP Gas is used for some energy requirements and LP Gas
service is available locally. The water source is an artesian spring that provides the property with its own source of
pure spring water that puts bottled water to shame.

Several structures are located on the developed area of the property.  A 1800 sq ft. custom built, scribe fit log home
with loft features cherry kitchen cabinets, ceramic tile bath with large Jacuzzi tub, large shower and custom china
fixtures and a large deck on the south side.  Vaulted pine T & G ceiling with log trusses and large windows, glass
patio door and gable windows.  Rustic cedar paneling, pine beams and beautiful plank floors, solid wood panel
doors throughout.  Under floor hot water radiant heat, on demand water heater, wood burning fireplace with river
rock surround.  This warm and cozy log home with amazing unrestricted views of the mountain vistas is truly a gem.

The large 2500 sq ft bed and breakfast building, currently under construction will have guest rooms, a large meeting
room, kitchen, bath facilities and gift shop.  The building will feature a full length deck on the front and a breath
taking view from the upper floor guest rooms.

The property has two guest cabins.  One of the cabins features its own kitchen and bath.  Both cabins look out
across the meadow and lake to the mountains beyond.

The original log workshop from the “homestead days” is still being used and speaks of the days before there were
any roads and horses were the means of transportation.  There is ample land for pasture if horse travel is you first
choice.

Mountain Shadow features unlimited recreational opportunities.  Experience first class, rainbow trout, fishing on
Kluachon Lake and the many lakes in the area.   “World Class” rainbow trout fishing accessible by a short float
plane ride.  Trophy hunting for mountain goat, stone sheep, grizzly bear, moose and caribou.  In the winter there is
cross country skiing, heli-skiing, ice fishing, snow shoeing and snowmobiling. ATV trails abound for off road travel
and exploring in the back country.

Hiking in the mountains and valleys of the area leads to many photo opportunities of the wildlife as well as the
magnificent scenery.  Mountain wildflowers abound and color emblazon the meadow and trails.  The mixture of
conifer, aspens and cottonwoods are central to this unique ecosystem with a wide variety of plants and animals.
Eagles soar overhead, osprey dive for fish in the Lake, moose, otter, loons and other wildlife wander through the
yard.  It is not uncommon to see fox, weasel, and many others any given day.

The future development potential of this gorgeous property is nearly unlimited: Fly out hunting lodge, guided fly out
fishing lodge, flight seeing tours, heli-skiing, guided ATV adventures, Guided Hiking trips, Canoe trips are all
opportunities that are easily added to the business plan.

People from all over the world are awestruck by the beauty, serenity and spaciousness of this special place called
“Mountain Shadow"..."A Slice of Heaven in the Wilderness"!
